Mortgage Assumption
Many struggling homeowner’s currently have a mortgage on their home with a mortgage rate UNDER 3%! Mortgage companies will work with a buyer to assume the current mortgage terms in order to refrain from going through the foreclosure process on a property.
Note Buying
There are a number of homeowner’s who have a very minimal mortgage balance and prefer to stay in their home. The forbearance “solution” ended up putting many homeowners into a situation that they did not understand upfront. They can afford their payment, but cannot come up with the lump sum required to get out of forbearance. Which creates the ideal opportunity for an investor to Buy the Note with significant equity in the home.
Short Sale
A handful of homeowner’s have found themselves in the situation where they owe MORE on their mortgage, than what the home is currently worth and cannot find a way out. In order to avoid foreclosure, banks will work through and approve a Short Sale on the property. We have seasoned experience in getting Short Sales approved, even with more than one mortgage on the home!

Do I still have options if my home has already been foreclosed on?
Yes! Even if your home has already gone to “auction”, you still have an opportunity to walk away with some money. Give us a call to discuss what the best solution is for you.
Does your company buy my distressed home?
Not necessarily. Sometimes we do purchase a property, if it is an ideal opportunity for us. However, more than likely we will have a number of different solutions for you that are a better fit and opportunity for YOU.

Do you have experience in Creative Financing?
Yes…with caveat. We are familiar with Subject-To-Financing, the recent trend branded as the “Morby Method”. However, we are very careful to put any of our distressed homeowners into situations that are too high risk for their circumstances. This is why the initial screening phone call is so important. We are very careful to thoroughly understand the needs of both Investors and Homeowners.
Do I have to pay any money upfront for your services?
No. That is not how we operate. Our goal is to HELP you. If we can make that happen and get the transaction to the closing table, then that is when we will be paid for our services, AT closing.
